Atlanta Property Investment Opportunities are HOT for Investors! According to Forbes Magazine, the
Greater Atlanta Metropolitan Area is “America’s Fastest Growing Large Metro” (January 2008) with a population
exceeding 5 million and expected to grow to over 7 million within the next 20 years with the addition of over 1 million
new jobs.
Investment opportunities in Metro Atlanta's housing sector are particular impressive. During the years 2000 to 2007,
Metro Atlanta housing grew at an astounding rate with many home buyers taking advantage of the lax lending standards
of the sub-prime era. Hence, although Metro Atlanta property prices never skyrocketed to unsupported levels as in some other
parts of the country, since 2007 Atlanta has consistently ranked as one of the highest housing foreclosure metros in the
country. This has resulted in a decline in home prices overall. At the same time, rental rates have
remained consistently strong. With many former homeowners now displaced and unable to qualify for mortgage financing, the
rental market is actually strengthening and rates continue to etch upwards. These two factors (i.e. lower prices and strong
rental rates) represent a GOLDEN OPPORTUNITY for property investors and account for the healthy net rental returns
currently obtainable. As the overall foreclosure rate slowly begins to decline however, we could well see the 'pricing
pendulum' swing in the opposite direction with prices resetting closer to their pre-2007 levels as time moves on. This could be
especially relevant to housing markets such as Metro Atlanta, where prices were never significantly over-inflated
to start with. All this could mean a significant boom for investors purchasing properties now while prices are still at
deflated levels relevant to the 2006 and early 2007 boom levels.
